Build in East Hampton

What can I build here?

Check any residential lot in East Hampton, including the Villages of East Hampton and Sag Harbor, for a sauna, studio, garage, pool or new house. Each check applies that code's setback, coverage and floor-area rules, then works around wetlands, easements, flood zones, slope and USDA soil ratings to find the best spot.

A screening tool, not a zoning determination.

A result here doesn't mean a project complies with the zoning code, and a "Fits" can be wrong. Checks are estimates from public map data and the published code, and don't account for variances, past approvals, covenants or conditions on the ground.

Before you file any application, not just before you build, have a licensed architect, engineer or land surveyor review your plans, and confirm with the Building Department for the lot: the Town of East Hampton, the Village of East Hampton or the Village of Sag Harbor.

How a check works

  • Each lot is checked against the code that governs it: the Town's Chapter 255, East Hampton Village's Chapter 278 or Sag Harbor's Chapter 300. Setbacks, coverage and floor area come from that code's tables. Town lots with a house also get an answer under the pre-2004 zone table when it would allow more.
  • Lot lines facing a road get the front setback, lines shared with neighbors the side and rear setback. On bay and harbor lots the water side is the front and the street side a rear yard, doubled for accessory buildings.
  • Wetland setbacks follow each code: 100 ft in the Town, 150 ft in East Hampton Village, 75 ft in Sag Harbor. Town and Sag Harbor lots also obey a 45° height plane from the lot lines.
  • Accessory buildings follow each code's size limits (under 600 sq ft in the Town and Sag Harbor, 250 sq ft in East Hampton Village except garages) and can only follow a house. A new house is sized to the lot's floor-area limit, and shrunk if the site can't fit it.
  • A pool is checked with its deck, which takes the same setbacks. The Town and East Hampton Village double the accessory side and rear yards for pools; pools and decks count toward total lot coverage, not building coverage. You can also check your own building or pool size.
  • Candidate spots are scored on slope, grade change, FEMA flood zone, Natural Resources permit triggers and walking distance to the house. House results also flag clearing limits, septic room near wetlands and shallow groundwater.

  • Driveways and patios toward total coverage, and how much of a lot is already cleared.
  • Suffolk County septic design and separation standards, beyond the Town's 150 ft wetland rule.
  • Bluff and ocean dune setbacks, variances, village historic districts and design review, and commercial zones. Town historic districts are flagged, not reviewed.

  • Town of East Hampton Code Chapter 255, Village of East Hampton Code Chapter 278, and Village of Sag Harbor Code Chapters 285 and 300, read on ecode360 in September 2026.
  • USGS 3DEP elevation via the AWS Terrain Tiles open dataset (about 12 ft resolution, so small terraces on steep lots can be missed).

A screening estimate, not a zoning determination or a finding that any project complies with the code. Before you file any application, or plan or buy, get a review from a licensed architect, engineer or land surveyor and confirm with the Town or Village Building Department for the lot.
